Why not lease a share

Many members elect to lease a share in the Farm before making the commitment to buying.

When leasing, you lease your share for a 12 month period from another owner.

You still pay the annual maintenance levy, and have the same use of the Farm as a full owner, however, you would not become a member of the Hartley Valley Owners Company Ltd, and would have no voting rights at Company meetings.

You do however have the flexibility not to renew the lease at the end of the 12 month term, or alternatively, you have the option to purchase a share and become a full farm member.

Becoming a member of Hartley Valley Holiday Farm is easy.
 

The Farm operates as a members co-operative, to become a member of the co-operative, you first purchase a share in the property.

Ownership of a share in the farm is, primarily, ownership of share in the whole of the real estate itself as tenant in common with 599 other owners. This means that each of the six hundred owners owns a one six hundredth undivided interest in the land itself together with those buildings and other fixtures built on the land.

Once you have purchased your share, you will be issued with a Certificate of Title for your 1/600th share of the property, and automatically become eligible to become a shareholder of the Hartley Valley Owners Company Ltd, once your application has been approved by the Board of Directors

The Hartley Valley Owners Company is the lessee of the whole of the land from all 600 owners under a 99 year lease entered into between the developing company (which then owned the land) as lessor, and the Company as lessee in 1977. The Company has rights and obligations to the owners in terms of the lease. One of its rights is the right to occupy the land during the term of the lease and this right enables it to regulate usage by its members (who are the recognized owners of the land) to the mutual benefit of all owners.

An annual maintenance levy, determined by the Board of Directors, is payable each year to maintain the farm.

Given the facilities and activities offered by the farm, you must be thinking, wow, I bet that costs a lot, but nothing could be further from the truth. The 2007-2008 levy was just $1670.00, that's only $32.00 per week.

Where else can you pay $32.00 per week for unlimited access to your own farm, free horse riding, a place to ride, and a safe family getaway !
